The power of intentional collaboration and trust-building with project stakeholders cannot be understated, and Sundt’s work on Corporate Drive Segments 2&3 and 4&5 highlights our commitment to delivering excellence in Texas. Our partnership with the City of Lewisville (in the Dallas-Fort Worth area) began with the successful completion of Windhaven Parkway. The team’s technical expertise, professionalism and unwavering dedication left such a positive impression that the City chose Sundt as their contractor of choice for Corporate Drive Segments 2&3, and later 4&5, despite having a higher estimated cost than some of our competitors.
In a memo from the City of Lewisville staff to their City Council recommending Sundt based on our work on the Windhaven Parkway project, they wrote: “The evaluation committee unanimously decided that Sundt construction by far provided the best technical value to the City. Sundt has fostered a partnership between City staff, the design consultant and the KCS railroad company resulting in a projected completion date nine months ahead of schedule, with no safety incidents and minimal change orders.”
In November, Corporate Drive Segments 2&3 hit a major milestone on the 2,010-foot-long bridge, successfully placing the structural beams for the span over the Trinity River. Thanks to careful planning and tenacious grit from the team during the summer of 2024, work to install the storm drain infrastructure on Segments 4&5 was able to progress a year ahead of schedule. The team is currently preparing for a busy summer of paving while students at the nearby schools are on break.
Building a foundation for connectivity
Corporate Drive’s story begins with Segments 2&3. This $41 million first phase involves the construction of 1.5 miles of new four-lane arterial roadway over the Elm Fork Trinity River. Sundt is self-performing 60 percent of the work, including bridge construction, earthwork, retaining walls and concrete paving.
A closer look:
- Two Bridges: A single-span, 178-foot-long channel bridge and a 2,010-foot-long bridge over the Elm Fork of the Trinity River and the 100-year floodway.
- Advanced Roadway Construction: Over 6,000 feet of concrete paving featuring 10-inch concrete on lime-treated subgrade.
- Pedestrian and Cyclist Infrastructure: A 5-foot-wide sidewalk and a 12-foot-wide shared-use path parallel to the roadway.
- Comprehensive Utility Improvements: 4,720 feet of reinforced concrete pipe for drainage and a waterline ranging from 6 inches to 12 inches in diameter, with portions suspended from the bridge structure.
- Significant Earthwork: 68,550 cubic yards of dirt excavated for embankment.
The $28.3 million continuation of Corporate Drive, Segments 4&5, is running concurrently with 2&3, building off the great work the Sundt crew has already performed. This phase includes the construction of 1.35 miles of new, four-lane roadway and the widening of an additional 0.3 miles of an existing two-lane road. The scope of this package includes infrastructure expansion such as concrete pavement, lime-treated subgrade and trail and sidewalk improvements. Additionally, there will be stormwater and utility enhancements, including the installation of retaining walls, storm drainage systems, waterlines, streetlights and landscaping.
Bridging the Gap Between the Two Projects
The team recently completed a major milestone on the construction of the 2,010-foot-long bridge: Placing 10 structural beams for the span across the Trinity River. This feat didn’t come without challenges. Heavy rains in the area caused the river to rise 18 feet past its normal elevation, preventing the team from progressing on the most crucial portion of the bridge from March to August. However, due to the team’s commitment to moving quickly and efficiently during the dry days, they finished up just in time for Thanksgiving.
“Placing the beams was an important milestone,” said Project Manager Jay Scott. “The completion of the Trinity Bridge is a bigger milestone logistically for the project, as it will provide a convenient thoroughfare to Segments 4&5 so we can run materials and equipment across the bridge instead of using the state highway and dealing with commuter traffic.”
The bridge is projected to be completed in September 2025.
Upholding a Reputation of Excellence
The Sundt crews at Corporate Drive are diligent about upholding the reputation that has been established with the City of Lewisville. Regular coordination meetings help to maintain consistent communication, document issues and decisions, and clarify action items. Communication with the community is also key in keeping commuters and the surrounding neighborhoods safe, and every measure is taken to create clear physical barriers between construction activities and the public. The team has also carefully planned and scheduled construction activities to minimize disruption to local businesses, schools and organizations.
“There’s an elementary school on one side, and then across from that is the Department of Public Services (DPS) building,” said Jay. “Everyone on the team put in extra hours over the summer to ensure we are embanked above the flood plain prior to the next rain season so weather has minimal effect on the project to progress in the fall and winter of this year. Our goal is to complete all underground work prior to the summer of 2025 and complete the area in front of the elementary school and DPS building during summer break to minimize the impact we will have on the community.”
Sundt’s work on the Corporate Drive projects exemplifies our ability to deliver innovative solutions that enhance connectivity, safety and quality of life for communities. From overcoming significant challenges, such as weather delays, to minimizing disruptions for residents, businesses and schools, our team has demonstrated unwavering dedication to getting the job done right. By leveraging our self-perform capabilities and fostering strong partnerships with clients like the City of Lewisville, we hope to continue making a lasting positive impact on Texas infrastructure.
