Project Overview
This luxury resort facility includes a 750,000-square-foot main hotel with 750 guestrooms in a multi-story building ranging from 4-12 stories. Sundt constructed another 32 suites in four separate casita buildings for an additional 37,000 square feet. The project was designed with families in mind, enjoying extended vacations together, and it offers something for everyone. The resort features a fitness spa, golf clubhouse, pool bar buildings, as well as a ballroom and meeting rooms. An elaborate site development and landscape package was included in the project, featuring a rambling river, several swimming pools and spectacular fountains.
When resort owners are battling for market position, a single season is significant. This was the scenario facing the Westin Kierland Resort in Scottsdale. In Arizona, resorts are seasonal businesses, and beating competing projects to market can drive a developer’s pro forma. Sundt was able to deliver the Westin Kierland Resort project in November, five months ahead of schedule, allowing Westin to enter the market a full season ahead of competing upscale properties. To achieve this schedule, we had to build all of the resort’s facilities simultaneously and coordinate logistics in great detail. We worked closely with the developer, operator and facilities management staff to build a high performing team who delivered innovative, effective solutions during both design and construction.
From a larger perspective, the project has had an immense impact on its community, serving as the centerpiece and anchor for the larger Kierland development in northeast Phoenix: a 400-acre mixed-use development involving residential, commercial, resort and retail spaces. As such, the resort has helped to bring additional business to the retail establishments, higher occupancies to the commercial properties, and increased property values to the existing residential properties. In turn, the resort has benefitted from the successes of its neighboring stakeholders, demonstrating overall how Sundt’s work helps create prosperity for clients and their communities.
